I inspect noninvasively, meaning nothing gets torn apart or disassembled, but I do check every accessible area closely using both traditional tools and modern technology like thermal imaging and an aerial drone.
Foundation, framing, grading and drainage around the home, plus visible signs of settling or movement.
Roof coverings, flashing, chimneys, and any penetrations, checked from the ground or by drone where a roof can't be safely walked.
Panels, visible wiring, outlets, GFCI protection, and smoke and carbon monoxide detectors
Fixtures, supply lines, drain and vent systems, and the water heater.
Furnace, AC equipment, ductwork, and visible venting.
Built-in appliances including the range, dishwasher, and garage door operator, tested for basic function.
I use plain language wherever I can, because your report should help you make a decision, not send you to a dictionary.

You’re welcome to join me for all or part of it. Walking the property together gives you a chance to ask questions in real time, though it’s not required. Your report will cover everything either way.
